Amazon Puts 375,000 Square Feet Of Seaport Office Space Up For Sublease

The tech giant is shedding roughly half of 1 Boston Wharf Road, a building it once planned to fill after pledging 3,000 jobs in the Seaport.

Amazon is subleasing roughly 375,000 square feet at 1 Boston Wharf Road in Boston's Seaport District, walking away from about half of a 17-story building it had been scheduled to fully occupy in 2027, the Boston Globe reported on October 7, 2026.

The company announced the Seaport "tech hub" in 2022 and once said it would hire 3,000 workers in the city. An earlier lease at the adjacent 111 Harbor Way, a 480,000-square-foot building still occupied by Amazon staff, carried about $25 million in state and city tax breaks tied to job creation, according to the Globe. No comparable agreement covered the 1 Boston Wharf space.

The pullback follows Amazon's decision to shift leadership of its Alexa AI group from Boston to Seattle. Rohit Prasad, who led that team in the Seaport, departed at the end of 2025 and has since been named chief executive of Waltham-based Boston Dynamics.

Both buildings are part of WS Development's Seaport Square project. The Chestnut Hill developer declined to comment; Amazon did not respond to the Globe's requests for comment.

Mark Fallon of brokerage Hunneman told the Globe that about 2.3 million square feet of Boston office space is available for sublease, roughly 900,000 of it in the Seaport, and said the market's recovery "is not going to be perfectly linear."
