Casco Flooring Company Grinds Concrete Before Every Epoxy Pour

Southern Maine Epoxy, a family-run flooring company based in Casco, Maine, said it diamond-grinds every concrete floor before applying an epoxy coating, rather than using acid etching or roll-on kits, according to its website. The company said most failed epoxy jobs come down to poor preparation rather than bad resin, which is why it treats grinding, crack repair and moisture control as required steps before any coating goes down.

A Family Trade

Owner Kendal Roy said he grew up in the trade, working epoxy jobs alongside his father starting at age 10, and that his father still works as an installer nearby, according to the company's website. Kendal and his wife started Southern Maine Epoxy to bring those standards to their own customers, the website said, describing the business as deliberately smaller than the largest coating outfits in the state so it can take on only the jobs it can complete properly.

Six Coating Systems, One Process

The company's listed floor systems include garage floor coatings, basement floor coatings, metallic epoxy floors, flake epoxy floors, commercial and industrial coatings, and custom and specialty projects such as kennel runs, stairs, sunrooms and camps, according to its website. Every floor goes through the same sequence, the company said: the concrete is diamond-ground, cracks and joints are filled and honed flat, a vapor-mitigating base coat is added where moisture is a factor, and then a base coat, a broadcast or metallic pour, and a chemical-resistant topcoat go down in order.

The company said a typical residential garage floor is ground and repaired on the first day and poured and topcoated on the second, letting the homeowner use the space again by the following weekend. It also said the coatings it specifies are chosen to withstand the road salt, snowmelt, sand and freeze-thaw cycles a Maine floor faces each winter.

Serving The Lakes Region And Greater Portland

Southern Maine Epoxy is based on Watkins Shores Road in Casco and said it regularly works in Auburn, Falmouth, Gorham, Naples, Portland, Raymond, Scarborough, South Portland, Standish, Westbrook and Windham, spanning Cumberland and York counties, according to its website. The company said it offers free on-site estimates before any job begins, because repairs and moisture conditions affect the final price.
