Black Majic Sealcoating Has Protected Pavement Since 1999

Black Majic Sealcoating, a Dayton, Maine, company founded in 1999, says on its website that it provides sealcoating, crack filling, line striping and surface preparation for driveways and commercial parking lots across southern Maine. The company describes itself as having grown from a one-person operation into a crew-based business serving homeowners, businesses, property managers and contractors.

Sealing against New England weather

The company's core service, sealcoating, applies what it calls professional-grade coal tar or asphalt emulsion sealer over existing pavement to block ultraviolet damage, water penetration and chemical spills. Black Majic says regular sealcoating applications extend pavement life by five to ten years and restore a faded surface's dark appearance. It attributes much of its approach to Maine's weather, pointing to harsh winters, spring freeze-thaw cycles and summer heat as conditions that wear down asphalt over time.

Crack filling and surface prep

Before any sealer goes down, the company says it carries out surface preparation that includes power washing, oil-spot priming, vegetation removal and crack routing. For damaged pavement, Black Majic offers hot rubber crack filling, which it describes as a flexible, rubberized sealant that bonds to crack edges and moves with the pavement through freeze-thaw cycles, along with pothole patching and infrared asphalt repair for more significant damage.

Line striping and commercial programs

The company also provides line striping and marking using what it calls premium traffic paint, including ADA-compliant handicap spaces, fire-lane marking and custom stenciling. For commercial clients, Black Majic says it schedules parking-lot work around business hours to limit disruption and offers custom maintenance plans for property managers overseeing several properties at once. The company says most jobs are completed within a single day and that it provides free estimates within 24 hours of a request.

Who hires the crew

According to its website, the company's client list spans single-family homeowners looking to protect a driveway and boost curb appeal, business owners who want a well-kept parking lot that makes a strong first impression on customers, and property managers who need a scheduled maintenance plan across a multi-unit portfolio. Black Majic also says it partners with general contractors and paving companies as a subcontractor, handling the sealcoating and striping portion of a larger construction or paving project.
